Farmhouse Terms and Conditions

CONTRACT
The contract represents the entire agreement between the parties and replaces all prior understandings (oral or written) covering the subject matter and can be changed only in writing signed by both parties. No firm booking can be made until both the signed Booking Contract and the deposit or full payment have been received by Tenuta di Spannocchia.

PAYMENT
The Client shall pay a deposit of 30% of the Total Rental Amount within five business days of signing this Booking Contract. Payments in euros will be charged in US$ at the official exchange rate on the day the completed booking contract is sent to the client from Spannocchia. If any payment is not made within the times set forth herein, Tenuta di Spannocchia may treat the contract as canceled, and the usual refund terms shall apply (see below). Final payment of the balance of the rental charge (s) must be made 10 weeks before the beginning date of the rental period and will be charged in US$ at the official exchange rate on that payment date.

MEMBERSHIP
Membership in the Spannocchia Foundation is a prerequisite for any stay at Spannocchia. Please go to the Spannocchia Foundation website (www.spannocchia.org) for information about becoming a member, and make your membership payment before placing the deposit on your desired accommodation. If we do not receive your membership payment by the time the balance payment is due for your reservation, we will add a $40 Individual level membership to your balance due and process the membership along with your balance due payment. The Spannocchia Foundation will send you a written acknowledgement of your membership payment for tax purposes.

CANCELLATION
Villas and farmhouses are not commercial entities like hotels. Properties offered by Tenuta di Spannocchia must be booked far in advance and are not easily re-rented. All cancellations must be in writing and become effective on the date of receipt by Tenuta di Spannocchia. Cancellation charges will be levied as follows: (i) on receipt of the cancellation letter 90 days or more before the rental period the charge will be 10% of the Contract Amount, (ii) on receipt of the cancellation letter 60-89 days before the rental period the charge will be equal to the Booking Deposit, (iii) on receipt of the cancellation letter 1-59 days before the rental period the charge will be the full Contract Amount. If Tenuta di Spannocchia is able to re-rent the property for the same period, the cancellation charge will be 10%of the booking deposit.

CLIENT RESPONSIBILITY / SECURITY DEPOSIT
A credit card authorization is required for all properties as security against property loss or damage and any extra charges (ie. extra days, meals or activities), or unpaid debts. The Client is responsible for ensuring the property is left in a reasonable state of cleanliness and in the same condition of repair as upon arrival. Any excessive cleaning, loss, or damage to the property, or debts or charges incurred will be itemized and charged to the Client.

NUMBER OF OCCUPANTS
The total number of guests staying at the property may not exceed the number of sleeping places specified in the rental information for each accommodation. The client signing the Booking Contract is responsible for the behavior of all guests in his or her party.

EXPENSES PAID LOCALLY AT EXTRA COST
The rental property and any facilities or services expressly included in the written information provided by Tenuta di Spannocchia are included in the contract price. Local expenses not included in the rental cost specified in this contract must be paid directly to Tenuta di Spannocchia at check-out. These expenses include: telephone, electricity, gas, firewood, shop charges, meal charges, and extra cleaning services.

ARRIVAL INFORMATION
After full payment of the contract price, and at least 14 days prior to the arrival date specified on this Contract, Tenuta di Spannocchia will provide the Client with an arrival packet including additional information and driving directions.

ARRIVAL AND DEPARTURE TIMES
Unless otherwise agreed, Clients should arrive between 4pm and 7 pm on the day of arrival, and vacate the property by 10am on the day of departure.

PROMOTIONAL INFORMATION
Tenuta di Spannocchia has taken care to ensure the accuracy of all information and descriptions in the rental information at the time prepared, however, nothing in those materials shall be treated as a term or condition of this contract. Accommodations may not always appear exactly as pictured or described due to normal wear and tear, changes in furnishings, and changes after materials were prepared.

COMPLAINTS
Should any problem occur with the property, the Client must immediately (within 24 hours) notify the guest services manager at Tenuta di Spannocchia. The client should allow the manager reasonable time to remedy the problem.
